You should really consider buying a multi-family property. Live in one unit and rent the other(s). You will be living for a fraction of the cost and be able to save money towards your next investment property. Assuming you have the personal lifestyle right now to be comfortable doing that...I say, Go For It! I really wish I had done this when I was starting out. I believe another investor here mentioned doing this it, as well. Good Luck!

Has anyone ever used crowdfunding to finance real estate?  If so, was it successful?  I currently work full-time and have two rental properties.  I would love to acquire more properties in a timely manner...without just having to save up the cash for the acquisition.  Any insight would be great.

Congratulations on finding real estate and going after that passion.  Your youth is your biggest asset!  We are all doing the exact same things you are doing, but we do not have the time that you do.  My biggest regret is not starting sooner.  I would suggest considering the purchase of a multi-unit for your first property.   You could live in one and rent the others.  You could do this even if you plan to attend college.  You could, essentially, live for free.  You could also purchase this as an owner occupied property which means you could get in with as little as 3.5% down on the purchase price.  You are not too young to start.  Good luck and don't forget to update us!

I've recently jump started my real estate career into high gear and have been wondering if getting a mentor is something I should consider.  I do a lot of reading and listening to pod casts.  I've also started to network with local investors and attend meet up groups.  My focus is buy and hold real estate.  I have two properties in my area of interest since 2007.  Is having a mentor worth it?  If yes, how would I go about finding someone who would be willing to mentor me without paying a fee?

@Anish Tolia...My properties are A/B and are close to my primary residence.  Thanks for your response.  It gives me a lot to consider moving forward.

Thank you all for the input.  I am planning on purchasing a third rental before the end of 2015 and at least two more in 2016.  I think I'll consider it in the future when I'm ready to quit my day job and do real estate full-time.  My concern is mostly regarding the legalities of being a property manager and dealing with problem tenants.  I wouldn't mind the day-to-day of managing my properties; my real concern is having to evict tenants or go to court.  Any suggestions on how to feel comfortable with that end of the management spectrum?
