 It says "voucher" - however the rules for rolling out the funds to landlords are not written yet. And they won't be drafted until the Senate passes the bill and it is signed into law by the President. As a recovering bureaucrat, my guess is that it could be something like Section 8 vouchers. But that is just a guess based upon the fact the government doesn't like to reinvent the wheel. Of course there can be changes prior to the bill being passed. Recommend everyone should google schoolhouse rock - how a law becomes a bill. A 3 minute cartoon that explains the process for a bill to become a law.

I guess you didn't read the part about $100 billion for Emergency Rental Assistance to help low-income renters at risk of homelessness avoid eviction due to the economic impact of the coronavirus pandemic. That is on top of the Tenant-Based Rental Assistance of $ 4 billion to to allow public housing agencies (PHAs) to respond to coronavirus and the ability to keep over 2.2 million families stably housed even when facing a loss of income, including $1 billion for new, temporary, vouchers for individuals and families who are homeless or at risk of becoming homeless, or fleeing domestic violence. Allows public housing agencies the flexibility necessary for the safe and effective administration of these funds while maintaining fair housing, nondiscrimination, labor standards and environmental protections. 

That is a lot of assistance that will go directly into landlords pockets.

@Guy Yoes  - Bought my first house in Norman in 1987 at what I thought had to be the bottom of the market. Paid $82,000 for nice brick 1700 sq. foot new home 3 bed/2 bath. It even came with a custom bedspread and drapes because it had been on the parade of homes. Approximately 5 years later, I sold the home for what I owed against it. Today, 33 years later, it apparently is worth $181,000. The oil bust was deep and prices kept falling. So as you said be prepared to hold a LONG time.

I have been using Benjamin Moore Scuff-X for durable paint. It would look way better than semi-gloss paint. 

@Luke Carl - Tell me more about the potential STR changes in Nashville - asking for a friend in East Nashville. Are they considering revising the rule that you can have a STR if the property is owner-occupied?

I discovered my newest rental has a crack in the fiberglass (plastic?) bathtub. Does anyone have a recommendation for a licensed contractor to remodel the bathroom?

@Or Segev We just started using BM Scuff-X. (Manchester Tan - eggshell, trim in Simply White.)  Does the matte hold up as well as the eggshell?

@Jeff T.  I buy the Drake elongated chair height from Lowe's.  It usually runs 280 or so.   

As soon as I close, I replace the toilets with new Toto toilets - they don't clog.  Never a problem with the toilet.
