@Paul Sandhu - I took a drive to Wynnewood to see the town...I didn't see any property that would not take a ton of work - even for oil refinery workers. Wouldn't it be better to invest in Pauls Valley where there is at least a Walmart and Braums?

I agree with at Keith Smith. I have used Kim Spann at 615 Title numerous times.

Also don't forget to budget for asbestos removal.  Many times there is a lot of asbestos....

Toto for sure! For a while I bought American Standard Champion 4 Max (flushes golf balls), but I have had two of the tanks fail with hairline cracks. Switched to Toto a few years ago.

The utility bills will be substantially cheaper once it is gone. We got rid of ours in Denver 20 years ago. We had to call in the asbestos folks.  I recommend that you get the air tested for asbestos after removal and before closing...

I thought it might be good to re-post this....I guess you didn't read the part about $100 billion for Emergency Rental Assistance to help low-income renters at risk of homelessness avoid eviction due to the economic impact of the coronavirus pandemic. That is on top of the Tenant-Based Rental Assistance of $ 4 billion to to allow public housing agencies (PHAs) to respond to coronavirus and the ability to keep over 2.2 million families stably housed even when facing a loss of income, including $1 billion for new, temporary, vouchers for individuals and families who are homeless or at risk of becoming homeless, or fleeing domestic violence. Allows public housing agencies the flexibility necessary for the safe and effective administration of these funds while maintaining fair housing, nondiscrimination, labor standards and environmental protections.

That is a lot of assistance that will go directly into landlords pockets. I highly recommend you read the summary of the proposed HEROS Act. Just google Title-by-Title Summary of H.R. 6800 HEROES Act. 

And apparently, lots of folks slept through their high school civics class. So I recommend you google How a Bill becomes a Law. Watch the delightful 3 minute cartoon with a catchy tune.
