Other than it taking forever to close, is there any good reason to not buy a short sale? Also once I've put it under contract how long should I expect to wait for close?

Hey all, I'm a recent grad of the Arizona School of Real Estate and Business working on getting my license. My goal is to become an investor. In the meantime is there anyone out there in the East Valley, Phoenix area that needs a go to guy? I can do anything you need me to do. Hey @Jennifer Fernéz  tell me more about what you're looking for. Let's get into specifics and see if it's mutually beneficial. 

John D. Are you serious about throwin in a Benjamin like that? I think it's a great idea but how many times will a guy just pocket it in the hope that next time you'll send more? Are letters really the best strategy? What about having a realtor send an offer?

@Dee Cee If you do go that route try to find one that is specific to realtors, women etc. They'll be better able to fit the class to your situation. Google it for your area and I'm sure you'll find something. Also ask for a group discount. People are usually willing to do this for someone who brings them an entire class.

Dee Cee There are a few ways to stay safe in any situation. These will work for knocking doors or showing houses. First be aware of your surroundings, people nearby, your possible escape routes etc. Taking some self defense classes would be an excellent idea as they may be the difference between getting out of a scary situation and being dead. If it's legal to carry a concealed weapon in your state, take the class. The one I took was VERY educational about all kinda of things and doesn't require that you be a sniper to pass the shooting test. Others have mentioned taking someone with you as numbers will deter a potential assault. Also letting someone know where you plan to be and the time frame, and then STICK TO YOUR PLAN. Most bad situations can be avoided. Using your brain, getting educated and staying aware are your best defenses. Stay safe!

@Dmitriy Fomichenko Thanks so much for the info! I've found some of that already today and am going to explore the rest soon. I love the podcasts since I can multitask, listening to them while working on other things or traveling. They are the only thing I've really had time to dig into since I got on BP because I've been in real estate school and studying for my test but I take it Wednesday so hopefully I can get that responsibility out of the way and focus on more important things like finding deals! I really appreciate the advice and how friendly everyone is here.

Thanks Jeff! Great advice that I plan to follow. 

I'm a new investor with a small amount of experience helping out family members on their own rental properties. I'm interested in learning as much as possible about flipping, I'd like to find a financial partner who is interested in flipping homes. I have a decent amount of construction background and plan on doing as much work as possible on my first few flips in order to retain profits. I've also worked in the home loan industry and have a pretty good working knowledge of it. I'm honest in my business dealings and I always do what I say I'll do. My philosophy is under promise and over deliver so that anyone I do business with will feel they end on the winning side. Hit me up with any questions you have or if you are interested in working with me. BTW does anyone know who to talk to about a self directed IRA with checking? Preferrably local?
