Newbie investor from San Tan Valley, Az looking for a partner

I'm a new investor with a small amount of experience helping out family members on their own rental properties. I'm interested in learning as much as possible about flipping, I'd like to find a financial partner who is interested in flipping homes. I have a decent amount of construction background and plan on doing as much work as possible on my first few flips in order to retain profits. I've also worked in the home loan industry and have a pretty good working knowledge of it. I'm honest in my business dealings and I always do what I say I'll do. My philosophy is under promise and over deliver so that anyone I do business with will feel they end on the winning side. Hit me up with any questions you have or if you are interested in working with me. BTW does anyone know who to talk to about a self directed IRA with checking? Preferrably local?
