Congrats @Account Closed like everyone mentioned it could potentially be a good thing. Just remember spending money on inspections, title searches, appraisals etc... are all part of the investing game good luck!

Hahaha @David Koopman! If you only knew how easy/hard that first one was! I posted about it years ago... wish I knew how to find it lol. Anyway the property was in Camden NJ with a squatter. Did you ever see that show hoarders? It was bad! The first offer we gave of 10k she laughed in our face, she wanted 60k! Mind you this was the first offer we ever gave to anyone... 2 months later she called us back and excepted our offer but there were so many title issues dealing with an ex-military man who died 10 years before we met this lady (nobody reported the man dead so the wife could keep collecting his income), the VA and a host of other bs. Ugh it was tough but I said, hey this HAS to be as bad as it gets in RE it can only go up from here! Ended up making like $3,300 or something. The money wasn't worth it obviously but we learned a TON of what

I haven't been on in a while and thought I'd share some of my progress. Long story short I quit my gov. job 3 months ago. I've had 3 jobs over the past 5 years when my brother and I began this REI journey.

 I was a bartender, gov. employee (with full bens and pension) and a wholesaler (no bens and no pension) Make that 5 jobs if you throw in husband and dad ;)  In the past 2 years my brother and I have stepped it up and sold over 2 dozen wholesale deals from North Jersey to South Jersey and rehabbed 4 and just closed on another already re-listed and closing on 2 more next month. In addition I was able to pay off all my personal debt. All with a baby boy about to turn 1 (my brother has a 8 month old baby girl as well). Built a ton of relationships along the way and had MANY, MANY ups and downs with more to come I'm sure.

Anyway not posting to brag but just putting it out there that as long as you put the time in and never ever give up, anything is possible.

Yep we use a VA for all of our marketing. It's a game changer.

Hi @Aishah Amina I wanted to expand but wasn't able to do it, not enough time. We ended up focusing our efforts on rehabbing houses and we fixed up 3 of them in addition to wholesaling. It's been a crazy year.

Thanks @Larry Turowski for responding. Good ideas. Yeah it's gonna be six sfh right now with more to come so I'm trying to figure out what's best for something like 50+ doors. Any thoughts? Or stick with what you said? Thanks again.
