You absolutely can wholesale with a license. There are several ways to wholesale while being licensed. Try landing with a Keller Williams or a similar company they are very investor friendly. You just might have to double close instead of assigning... Who cares big freakin whoop! Just do it!

I can't tell you how many lawyers, re agents, title co. and everyone else in real estate told me it was illegal! I was told no that's illegal so many times I nearly second guessed myself but we never gave up and last week we did our biggest deal to date.

I can't help you in what to do but even if the window was closed pipes can still break. If the heat was turned off while you were gone or water lines are near/on the exterior wall they can expand in the cold breaking the weakest point and when it warms/thaws out is when you find out about it.

Be very careful where you get your info from. There is plenty of info on the forums to at least get you started. I just wholesaled one last week so... The answer is yes you can wholesale hud homes.

Re-send your original contract the way you want it. If he doesn't like it then you move on. I've had buyers change my contract with their lawyers but the changes were minimal and they were first time buyers from me. I only did it to make them more comfortable.

Tell them to take a picture of every room, roof, AC/heater etc... and have them email it to you. If they won't at least do these steps more than likely they are not motivated to sell.
