Speaking of virtual wholesaling, are you a realtor or a wholesaler @Kyle Gregg ?

Welcome aboard! Everyone has different experiences in getting started. My suggestion is try getting on a few wholesaler lists and see their inventory, quality and professionalism. At the same time call every realtor in your area and find one who understands what you're looking for (easier said then done). 

Also do everything and anything to learn as quick as possible the game of RE. BP forums, Podcasts, books, REI groups, friends, neighbors do whatever it takes!

Steve, I do not search for multi-family wholesale deals in NJ as you may already know but I will certainly keep an eye out if something pops up in Newark. I do know a guy that does but he's mainly north jersey. If interested pm me or text me. I may have seen one of his properties in your area. I can't vouch for him but he seems legit.

@Chris Lynch the answer is yes you can be an agent and wholesale properties in all US cities and states. It is NOT illegal or unethical just a few more steps need to be taken.

@Karl Krentzel pretty much nailed it I'll just add that you can double close as well. Remember, there are several ways to wholesale properties not just dealing with motivated sellers. 

Please for petes sake, be careful who you take advice from. A lot of people on forums like to troll and spew bad information. " I heard this one guy from kentucky who went to jail and was sued and now it's illegal to wholesale blah blah blah".
