Just curious about the banks in the Nashville area that provide in-house or portfolio lending. I've talked to Franklin Synergy and they do some construction lending, any others that people have used for bank lending?

I agree with Luka, you're going to have to do your own marketing or work with a wholesaler to find these deals. They're definitely out there though.

Hi @Garrett Holt, a couple things you might want to consider. I don't like condos because of HOAs - each HOA is different of course, but that's $95 a month in cash flow that you're missing and assessments can kill you over the long term. We actually just sold the condo we had for the same reasons.

I think in your second post too that you're speculating a little bit - that the market will be higher in two years than it will now. It may be higher, it may not. The point is, you can find deals out there that make better sense now, without the risk of the market moving up or down.

Not trying to shoot down your ideas here! Just playing devil's advocate a little.

Are there any property management websites out there? What do most people use for property management tools? Similarly, what do real estate brokerages use for managing agents, documents, etc? I've searched for anything out there and can't find one. Thanks!!

How much of the rehab did you do yourself? Do you have a usual team that you work with or do you end up using whatever subs are available at the time?
