New Member in Nashville want to learn about Partnering

Hello! I'm Lucas. I've been lurking the forum for quite some time and finally decided to try out the Pro version. 

I currently have two investment properties both of which I bought this year with my own down payment and financing. 

One is a SFH in nashville that has a COC of 38%

The other is a VRBO that has a COC of 50%+ (sky is the limit)

I've been having some luck and I'd like to get one more soon while rates are low. I was inspired by podcast episode #91 since I'm out of my own personal cash. 

Without sounding like a sales pitch I would love some advice as to how to meet people that are looking to invest and need a sweat equity partner. I plan to attend my local REIA meeting on Monday. I figure that's a great place to start. I'm also talking about real estate non-stop in my personal life but I'm afraid most of my acquaintances look at me like i'm speaking another language.

Is there are a particular forum I should lurk in order to gain knowledge and meet people??
