My best tenants are the group of college friends that get together every so often for a long weekend. They pay the extra guest fee, don't complain, treat the place well and leave a glowing review. 

I once had a rock band inquire but we wouldn't allow a tour bus in the driveway.

The other issue I had was the impact this would have when I disposed of the home... small chance that an agent/buyer may recognize the home from a porn shoot and didn't want to have to explain that. 

ABB definitely sets up more roadblocks than HA, especially with how easy HA's damage insurance claim process is. 

For small stuff with ABB I usually send the guest photo evidence of the issue the day of checkout and leave it to them to respond with a remedy. If they don't, I wait for the 14 day period to expire and then I make a claim. This avoids any malicious negative review if I make a claim within the 14 day review period. 

I also charge 75% more for cleaning (than what my cleaners charge me) so I end up with a healthy surplus that easily covers any linen/dish damage that is not claimed.

They make every effort to remove any artwork (copyright violation) from the shots and keep it indoors unless you have a very private outdoor area. Yes I invest heavily on the beach. You'd be looking at homes around the $500k Mark and lower if you want to go to Pompano or Hollywood address.

Don't know any good agents. We always find properties on our own.

AirBnB started an early payout program a few months ago and it's not bad. They only charge a 1% fee and give you half the money 3 days after the guest books and the remainder as usual. It's invite only but I expect it to roll out to seasoned hosts. We've been using it for about 3 months.

Fort Lauderdale is very vacation rental friendly. It's fully regulated and a booming business. It's got the beach and lots of activities/nightlife/restaurants.

I'd like to see how the PLUS listings will affect our market. Currently they haven't rolled the program out here but when they do, I'll be applying. 

Anyone else have a PLUS listing that's willing to share insight on applying to the program and how it's affected your ranking/revenue?
