When arbitraging, what multiple are folks looking to make as a percent of rent? For example, if the annual lease is $120K, are they looking to make at least 1.5x or $180K in revenue? What is a good rule of thumb?

I would remove the carpet in the bedrooms and replace with LVP. Guests oftentimes have allergy issues with carpet and it looks dated.

If you can easily convert your LTR to STR to LTR then you should do fine. I'd be very careful about taking new positions, though.

The location you described would not be considered desirable. You really need to be close to the beach or downtown to do well. I would tread with extreme caution, as right now most hosts in Florida are struggling. Broward is swamped with supply and folks simply are tightening their belts as a recession looms. I'd draw down your HELOC and keep it dry for a better investment opportunity.

 Ok, got it.....you have to be looking to sell though. I thought maybe there was some angle..... 


Not really an angle -- but being an STR owner you already have a product that is staged and in a desirable location, so you may be able to market as a Pacaso home and get top dollar. We were considering the option but ended up going another route. We are now reconsidering with other properties and wanted to see if anyone else has pondered the same.

For those with really nice homes in highly desirable locations, have you considered selling your home as a co-ownership via Pacaso?

For those contemplating selling, what formula do you use to determine if it makes sense to get out of a cash flowing asset. Being that this is the STR forum, I imagine that folks are making quite a bit. Would you sell if you could net 5 times your annual STR profit? 10 times?
