I've been happy with One Stop Property Management - been using them for a couple of years. I'm operating long distance, and they've been detail oriented about letting me know when a contractor I hired did shoddy work and maintenance issues before they become a problem.

Recommend JLB Foundation (https://www.jlbfoundationkc.com/). I used them for push piers a couple years ago. Foundation work can be quite expensive, but their bid was the best I got, and they also seemed to have more expertise than the other contractors I talked to. I'm happy with the result. Good luck with your repair.

Recently used Kenny Chau (https://www.thumbtack.com/ca/oakland/electrical-repairs/kenny-chau/service/304657014013796532) for a whole house lighting project in my primary house. Better prices than most and was very knowledgeable.

Hi Ryan - I'm looking for B class properties (SFH, potentially duplex). North of the river or East (Independence, Blue Springs, Lee's Summit, etc.). Do you think your property manager would be a good fit?

@Account ClosedI had no idea Texas charged different rates for out of staters! That definitely makes it more difficult. Birmingham and Indianapolis both look strong for cash flow. What metrics do you target for those cities?

I continued my analysis mentioned to look at both long term appreciation and cash flow (I primarily looked at rent:price ratios which is OK, but obviously not perfect). I found a few cities that are strong for both historic appreciation and cash flow:

  • Chicago
  • Milwaukee
  • Minneapolis
  • Philadelphia

Any out of state investors have any experience in these cities? Thoughts about these markets?
