@Andrew Postell I didn't say the 30k was a HELOC, that was a first-lien mortgage, Cash-out on what I bought Cash. I have done 100% LTV HELOC but they do not offer that in Ohio.

Don't do it. Finish College before investing in real estate, you can do that forever. College is only now.

@Andrew Postell I've actually done several 30k loans with credit unions, at higher appraisals. Hence HELOC

I'm looking for a lender (like a credit union) that can do a HELOC, preferably up to 100% LTV on two $25k properties in Lima, OH , and Cleveland, OH. Let me know.

Smallplex lets you own fractional shares in a portfolio of cash-flow generating residential properties. We raise capital in equity to expand our real estate portfolio. We tokenize the portfolio and not individual properties. We issue an STO / Asset-backed token with dividends from real estate. We currently have a residential portfolio of single- and multi-family rentals in the Midwest (Indiana, Illinois, Ohio) United States, which will be expanded with new funds from token issuance. Our dividend distributions are designed to keep increasing based on our strategies. We update our securities offering with the SEC at each STO stage after exceeding the funding round. We use incentives such as bonus tokens at initial STO stages to attract investors. Users can refer using their referral link which the system will generate, and get a referral bonus for each referred investor purchased tokens.

Can I have foreign accredited investors in my 506(b) syndicate, or non-US persons that are friend/family to be part of the 35 non-accredited?

Can you have foreign accredited investors in your syndicate under Rule 506(b) or friends/family that are non-accredited, globally, outside of US?
