Does anyone know good resources on how to put together an investment prospectus for real estate syndicate, without involving a lawyer?

Hey Guys,

I want to start another side-project for web app for real estate syndicate. Does anyone use Crowd Street or Juniper Square? I know the costs are 10k for setup and thousands per year in recurring fee. I want to build a freemium version called SyndicateStreet (open to a
better name). Looking for anyone that is fed-up with their subscription and wants to advise on features they'd like to see. It will be built with Python Django web framework.

I'm curious to find out how others keep track of which multifamily listings are better than others in terms of cash-flow, for example: net proceeds yearly / purchase price. It's one thing to be on the lookout constantly on MLS from your realtor's email notifications for multifamily properties, it's another to get notified only when certain criteria you have are met, by the property. I don't know if there are any tools out there, I didn't find any - so I'm looking to build a web app for Smallplex investors.
