Hi motiv8td, new guy here thank you for your advice! sorry but newbie question, how do I do a sold price per square foot do you have a spread sheet for this or is there a formula that you use.
Thomas

My favorite way still is taking only 'solds' for a short period of time(like 3 months tops) and instead of trying to figure or compare rooms and baths blah blah blah, figure out what the 'solds' price per square foot is and that will give you a more accurate and real number as to the value to your house.

I hope that helps

Hi Steph, how are you? how do you go about getting access to the MLS? I would like to do REO and I have asked an agent for access but I have not heard back from him as of yet about three days ago. and if I give the listing agent both sides of the commission, wont the agent that gave me the MLS find out about it.

Hi I am just getting started in real estate investing. I am now looking to find a real estate agent and would like to know the pros and cons of working with an investor who is an agent vs just a reg agent.
the one thing that comes up for me with working with an investor agent would be a plus for advice.
Which one is more likely to give me MLS access as well.
Thank you for your time.
And have a great day
