You can use the absentee list to find both of them,it depends on if you are looking for sellers like Jonathan said in his post.

Hi newbie here, I want to start to take action and get my marketing going and i'm in need of some help.I have searched this forum and have not ran across much marketing materials,I want to start off with wholeselling. Here is some of the people you should be marketing to. I dont know what to say on the post cards to these diffent groups, I am trying to market to tired landlords, rent court, for rent ads, absentee owners probate etc am I missing any one here to advertise too?
I cant see that you all would send out this on your post cards

Hi newbie question I want to start to wholesale and would like to know how you go about crunching your numbers for the sale to your rehabbers,I would have to think that they would be the one's you sell to the most.

Hi motiv8td, new guy here thank you for your advice! sorry but newbie question, how do I do a sold price per square foot do you have a spread sheet for this or is there a formula that you use.

My favorite way still is taking only 'solds' for a short period of time(like 3 months tops) and instead of trying to figure or compare rooms and baths blah blah blah, figure out what the 'solds' price per square foot is and that will give you a more accurate and real number as to the value to your house.

I am new to real estate investing and I want to start with wholesaling in my area and I am doing my research. But what more should a Investor know in his research?
I have started building my buyers list as well.
1. I have talked to five Realtor in my area and only got one of them to send me some info. Do you guys work with only one Realtor?
2. if you do not use a Realtor how do you get your research info.
3. This is what I asked for and got but am I missing anything.
I got a list of single family homes in each area for the
High Price.
Low price.
Average days on market.
Average sold price.
Map of area,that a Realtor uses
I even asked for all the cash buyers for the last three months for each area,but he told me he does not know how to pull that info.
