@Lenin Belangonda Join AOA, apartment owners association, and get access to all the forms as well as access to tenant screening and many other resources. You will ABSOLUTELY need good tenant screening. There is AOAUSA, and CAANET. I have the first, but I think the later has better explanation of the forms.

@Armegi Gil Great question. I have been using property radar, which is great product in California only. I plug in my parameters like max value, type of property, minimum equity, and level of forclosure. Then I go knock on those doors and offer to help answer thier questions.

I am in the process of learning about rentals by renting my first. I just lowered my rent to 95% of market to generate more interest. I have a rental agreement from AOA, and all the required and desired addendum. What are some of the contract clauses that you would recommend that I have? Also, I have yet to get an application back, and when I do I plan to do the screening through AOA, but what do I look for in the report?

Mehran Kamari@Mehran Kamari and @Karen Margrave thanks for the reply. My rough plan now is to buy/ sell to buy Keep for investing. How EXACTLY I don't know... my mentor says door knock, so off I go. I'll find out what to do with a deal when I find a deal.

My name is Danny Bower, and I am a new investor in Anaheim, California. I have a brand new RE license, and am now investigating RE investment. I've spend the last couple of months reading books, attending local RE investment group meetings, and I've even attended a couple of low cost seminars. This weekend I plan to get moving with some door knocking in the Inland Empire and get some real education... Any advice on which doors to target and how to engage owners or occupants would be appreciated. I have been monitoring BP for a while now and find it to be a huge resource, especially the podcast section. I look forward to learning more and meeting some of you along the way!
