1. I hear Facebook is popular for this. There are also "off-market" listings here.

2. There's a calculator for that here that uses Kukun.

3. Look here for estimating ARV.

4. Finding good contractors is really hard. I know some folks though that are fantastic. PM me if you want any personal recommendations.

5. Use the lender finder.

6. and 7. Use the agent finder.

Let us know if you have any recommendations for alternatives. Votes are pretty easy and a common pattern. We've definitely given some thought to making BP forums more like a Q&A site, where people could vote up/down for useful responses, but it's never even made it to the drawing board.
