@Michael Page yes, some of those listings are BP member listings, and unfortunately some are quite old. We have a roadmap item to address and remove these stale listings.

 @Mike Dymski you're saying that you have to specifically tag the person for them to be notified, and that it won't automatically tag them when you quote them?

It depends on your lender, so yes and no. I just started this process with Wells Fargo. It's $350 to get it reappraised.

 Even if you get a local bank to do the mortgage, they're probably going to turn around and sell it to another lender. I lived in Ft. Worth for about 10 years and there are a lot of great starter neighborhoods, but like @Dave Skow I also recommend renting for 6-12 months to get a feel for the neighborhoods.

Our Marketplace forum is being renamed to Classifieds! Right now we're not doing anything but a rename. We hope that the new name better distinguishes this forum from the rest of the forums and tools here on BiggerPockets.

I think crypto and de-fi will be interesting to watch the next 5 years. I have zero investments in either. Right now, crypto is a terribly expensive and inefficient way to store and transfer value. The transaction fees are ridiculous compared to non-crypto currencies. And it really wouldn't take much for a large and capable nation to destroy crypto via a 51% attack, which I think people are kind of blind to that possibility.
