Hi Sharon - sounds like an amazing deal. Congratulations.

I notice you have only $100K cash in it - how did you structure the financing to pull that off?

Well done @Teague Anderson!

Did you use, and can you recommend a Chattanooga 1031 Intermediary Service or CPA?
I'm going to need to re-locate an investment to Chattooga via 1031 myself.

Hi Tristan, How did this opportunity pan out?  Just listened to your interview on the BP podcast so I know you've progressed quite a bit since this deal.  Curious about how this one turned out and what you learned from it.

@Shain Ismailovski

I’d be surprised if this order will actually come to pass. Will depend on the NJ Constitution but if it’s like most, the Executive (Governor) lacks the legal authority to make a new law or modify an existing one. That right is usually held by the legislative branch exclusively.

An executive order can only direct the members/employees of the executive branch - not the citizens.

Nor could the Governor direct the Legislative branch to cease ruling on a specific class of cases.

When the dust settles, if it turns out that this is possible in NJ, it would be wise to get out of NJ completely.

Have heard the Prime Meridian will work with local investors.  No direct experience with them but worth a look.

I'd be up for it.  Out of town a lot but would attend if in town.

"the Depreciation Recapture is on the amount of depreciation allowed or ALLOWABLE, so even if they didn't take depreciation, they still get the recapture upon sale."

If I understand this correctly, there is never a good reason to not take the depreciation on the rental home on each year's taxes...yes?

Sorry to hear about your struggle here.  3 months does seem way too long for this situation to have dragged on.  Which PM service are you using?
