Good afternoon.

A late notice simply means that they are late.
What do the terms of the notes say in terms of proceeding with a default, and how to declare a default?
Practically speaking,  these are 2 separate and distinct actions that most likely have to be undertaken.

It is difficult to advise you as to what you should ask because no one but you knows how your money flows, that is, is your business going to be an LLC, a sub S corp, a partnership or what. Even that won't matter on this post  but it will lead to folliw questions during the interview.

However, fix and flip income is generally ordinary income; and when you buy and hold depending on how long you held it for the income is generally capital gains.

Good for you.
The only advice that I can offer  is that Hamden is very rigid with student housing. Go to the town hall and ask for a student housing packet from the building dept. That should give you a basic idea of properties to look at/for.

Costs vary but you might consider $15-30 per square foot.

Recall also that mold arises from water. Where does water some from in a middle unit if the top is unaffected?. You will also need to find the source before the remediation - and be certain that your specialists can solve this problem with some degree of certainty before undertaking the removal.

Is it worth the aggravation and the permitting process ...btw, check to see if permits are required by the town or county.

Greetings:

Generally all IRS liens follow.

Depending on where you are, you either take title and wait the requisite # of months for the IRS to claim the property (in which case you are paid back for the purchase price only - not improvements) or title is not transferred until after that period. 

Then of course there is the right of redemption of the property tax lien by the property holder, which right of redemption period can vary from being extinguished on sale to some X time thereafter.Know your state/know your municipality.
