1-  That is the bank's counter ... and now, yours to theirs.
2-  "The deal still works at their counter, but I don't want to pay more thank I have to." This is 'ends justify the means' thinking. You do should not pay more than your analysis supports; if you 'have to pay more', then your numbers seem to tell your you should stop at this point.

My experience with clients is that a 1031 is toward purchase price.
overage back to you at taxable rate at end of Transactional period.

Greetings.
Perhaps you might consider a multi in which you live. You have your building, you have your own apartment in there, and have the benefit of your potential rental income to list on your mortgage application. The market rents are a valid source of income to list.
Other than that at the moment,  the previous replies make practical sense.
You might look onto FHA loans also, but I am.not versed in its application to multis.

The house belongs to the property owner until the hammer falls.

Given your time frame, speed is needed.

The amount owed, plus fees accrued MUST successfully be paid off BEFORE the auction hammer falls.
