Have to get out and hit the local meet ups... Many share who they use and who not to use etc..  Also consider drive around and if you see contractors stop and get a business card if they are at a job site don’t be afraid to ask if you can take a look at their work.  I have had success with the latter a few times.

@eric luzeir I am in the HVAC business as well.  I would consider how long your think your going to hold the property.  If you think you will be keeping it I would definitely consider switching over to gas.  The annal cost of cleaning and tuning the oil fired system will add up.  In Philadelphia (my area) you can get a rebate last I checked it was around $1500-$2000 puts nice dent into the new system......Better to go with the high efficiency system this way you don’t have to reline your chimney.  If you any other questions or to make sure your getting a a fair price let me know I can let you know if they are in the “fair” ball park. All good questions ...I feel like you need to listen and follow the advice of David Green if you have a team ...Property Manager (Key) they can give provide you with the details you cant get ...turnover/real rental rates etc... 

I just started looking in areas that are further from me as well....tough start but its gonna happen.

I agree with Jay definitely contact a couple property management companies in that area... they will have the information you need to make the right decision.

Well let you provide you with my 2cents.... I was looking for multi family when I started Investing problem was not many made sense at that time.. so I widened the net and found a handful of single family that made it easier for me to get into the multi family deals that did made sense down the line.  

If your hart is set for multi just keep your nose to the grind stone as they say and something will eventually appear.

I hope some folks that have some information about Auction.com can provide some feedback I check their ap all the time but have no experience with actually moving forward with it.

Rob, what size boiler is it? How Many BTUs... just curious I’m in the trade I can provide you with some costs make sure your getting a fair deal....
