Go for it! But just spell it out in writing.... this way no hurt feeling etc.

Well .....Been their done that partnerships can work great if everyone does their part...I was in this situation years ago and it wasn’t a complete failure it did test us on a personal level....Just make sure everything is spelled out in writing... ie he will do most of the work spell it out don’t just assume you both understand what that mean could cause friction.  Big fan of making sure everyone understand specifics and agree with it upfront.  Hope it helps!

Home Depot has the waterproof stuff ....I think its from alure decent price and lasts long while

I have a handful of rentals in C+ and B areas.... But I have a tried and true method...many of my best tenants have lower credit scores.... What I look for is what caused the bad scores was it unpaid medical bills etc.... I always check to make sure they are paying their month bills....It has served me well.

I never install carpet anymore.... Keep it hard surface just so much easier to maintain....and the hard surface is much more cost effective!  Depending on what type of property it is...I have a bunch of rentals in C+ B areas and I use IKEA stuff looks great and the bathroom vanities have held up great and look really nice.  Lots of options as well...

I am in Philadelphia and I would take the money!  Also get the tenant to sign a receipt stating when the will pay the remaining amount and in no way does this satisfy the rent that is due...also explain at the same time you receive the money you will be providing a notice to quit (start eviction). This way if they don’t through with remaining payment you have things in process already. Set the tone and be firm and fair.  

The same situation happened to me and I’m sorry I didn’t take the money  when I had the opportunity.....Lesson learned.

I have been in that situation twice.... I install a bathtub in one and just a shower in the other....it seems tenants were good either way....but something to think about -who will rent the place? If they have kids probably want a tub....
