@Chris Field thanks for your input here - my struggle has often been wanting to keep my rental portfolio close to home but with prices in CT, particularly in Fairfield County and along the shoreline, being so high it is tough to grow. 

What strategies have worked for others in acquiring quality multi family properties in CT, particularly in towns with great schools - not bridgeport (maybe black rock) or Waterbury? Stamford is tough but lots of up and coming areas....

Let me know your thoughts.

@Olga Shkolnikova love people looking in my neck of the woods, I live in North Stamford. Please be sure that you are careful with where you buy. There are some spots that I see having tremendous potential and others that are in a really tough spot. 

South of 95 has a few up and coming spots for sure but there are still some areas that are not seeing much improvement. What do you consider the West Side of the South End? Would love to discuss specific neighborhoods. I feel like great things are coming to this area but there is a lot of work to do and it will take time. Are you looking for a single family or a multi? Buy and hold or flip?

@Nolan Merrill looking forward to hearing how things go with your first deal.

BP has offered some great advice and I agree with everyone's assessment, all great ideas. Personally, I think house hacking a multi family property is the way to go. If you are interested in fix and flip in the future target a multi that requires work, look into a 203k loan and get your feet wet in some rehab.

I purchased a 3 family with an FHA loan and a 203K attached to fund construction. The only downside beyond having to live there for 1 year was the 203K loan required you to use someone who is licensed to do everything. A lot of sweat equity on your part can help but everything is by the book and I found it limited me and was overpriced in my opinion.

@Charlie Jarmon welcome to BP!

This site has been very motivational to me and in my opinion the beauty of it is that you become open to so many different ways to make things happen with real estate. If wholesaling isn't working maybe take another route for your first deal. A great way to get to know the right people is by getting involved in real estate. Look to purchase a multi family or a single family in need of rehab for a flip, whatever works for you.

I certainly hope wholesaling works out for you but my advice is do not let it stop you from finding a way to make some money in real estate!

@Des Shei thanks so much for the response. Little nervous to get going but it just looks like the numbers should work based on everything I have crunched. 

Time to lock in a good rate on a HELOC and get to work! Any tips on who to use in Connecticut?
