very good.. appreciate the analogy and the information. 

as far as Comps, (what i'm currently most interested in) do feel they're accurate and up to date or is there some delay in recently sold or listed homes?

thanks again for the input... i've been look it over and it seems to have some great features.

Following!... crazy how little response the is for info or feedback for PropStream. I don't have access to MLS and PropStream seems like it could be a great tool for comps along with all the other features. any update Cynthia or Ray?

Hi BP... i'm looking to purchase a home in Nashville and demo the property to build 2 new construction Homes. the house is zoned R6 so the zoning is in place for 2 new residential structures. I'll looking for advice on how to set up the company structure with a buddy of mine and a private investor. My buddy and i are going to be partners on the deal since i found the deal and will be managing the process, my buddy will be the one to get he construction loan for the build and also bringing the private investor on board. The investor that will put up the money for the original purchase that way we own the property free and clear and won't have any trouble getting the construction loan. Would like input on company structure (LLC or otherwise), how to structure the private money with getting a construction loan. would the the construction loan put the private money in second position? Thanks in advance for all your input and advice!

@Chad Hensel Thanks for the input! I didn't realize they were that affordable or user friendly.  I looked into a couple recommended by VRBO and Homeaway but they seemed to advanced and very expensive.  I'll look into the PMS's you mentioned as well as the pricing engines. Do you have a recommendation for someone with 6-7 properties or are these  systems for a more advanced management company?  Thnaks again,  Have a great weekend!

@Julie McCoy, @Jon Crosby, Paul.. thanks for the feedback! Julie i was thinking the same thing, it's probably just as easy to transpose the info to my own spreadsheet with the info needed. 

Jon i was hoping to keep the 13% in house.. the communication and booking isn't something i can't handle for now, we'll see how that goes as it gets busier.?

Paul how did you market to those groups you mentioned?, any specific method?

Hello BP!. My first Post, looking for some guidance and advice. I have 5 STR listings that i help manage for a friend and was wondering what are some tricks for getting bookings on the off seasons and best way to price accordingly. I'm also having difficultly with monthly reports.. when i export to CSV (w/ Airbnb) for monthly reports it exports to an Excel spreadsheet that is not the most convenient to use. Any suggestions for monthly reports or how to increase bookings. We just went live w/ Booking.com, FlipKey, HomeAway and VRBO so i'd like to have a better system in place. Thanks and Happy New Year!

Hello BP friends.. I'm a new member and this is my first post, looking for some input. I'm helping a friend manage his STR's - Airbnb properties (CoHost). We just went live on Booking.com, TripAdvisor and HomeAway as well. When we do our monthly reports for Airbnb and use the Export to CVC which creates the reports totals but when it exports to the Excel we're constantly adjusting the spread sheet. Was wondering if there is an easier way or a better program to use for creating monthly reports? I know it's only gonna get more difficult with the additional listing sites and would like to be able to have all the reports on on program. Thanks, looking forward to your input!

Investment Info:

Single-family residence fix & flip investment in Tucson.

we flipped 8-9 homes 2006-2009. we lived in a couple fix and holds as well. These were completed well before i found the BP community. Looking forward to getting back to doing something similar in the near future. Had a couple eye surgeries and moved so i've been out of the game for a while but eager to get back into it with the help of the BP community.

What made you interested in investing in this type of deal?

Had some friends and family in the business.. Always enjoyed Home Improvements so it was a great fit.

How did you find this deal and how did you negotiate it?

Court House.. foreclosure sale

How did you finance this deal?

private hard money

How did you add value to the deal?

completely remodeled all the lipstick stuff both interior and exterior

What was the outcome?

all outcomes were positive except for the last one which was the largest.. market crashed and got holding a property we couldn't sell

Lessons learned? Challenges?

learned something new every deal.

James I'm interested in what you mentioned about the ruling?. I don't know what they were ruling on but I'm very interested if it's re STR? keep me posted if you hear of anyting, Thanks for the info
