this line of questioning for renting out your house to someone…sounds like nazi Germany when they went around to houses looking for Jewish people. 


 Don't own rentals in liberal cities / states, it's just not worth it.

You certainly aren't relying on reviews and word of mouth from prior students to form your opinions, because as soon as someone says anything good about a program you immediately baselessly claim that it's a fake testimonial.  

Some of these programs have some bad reviews, but some of them have overwhelmingly positive reviews.  And yet here you are bashing on them anyway with nonsensical arguments like fake testimonial or claiming that someone is going full ponzi scheme without offering a single shred of verifiable evidence.  

Pace has a nationwide system set up with hundreds, or thousands of students.  If there were problems with his program we would hear about it as word leaks out and negative reviews start surfacing.  But instead all we have is you making a personal claim while offering no proof, about a program that you are not a part of, as the self proclaimed master of guru verification for dozens of programs that you have never participated in.

As mentioned contractors schedules fluctuate all the time.  If the flooring for one job didn't arrive yet, then they are going to pause that job and go work on a different job.  If he needs to access the plumbing then he isn't going to wait for you and your kids to do the demo.

If he is a good contractor then don't ruin relationships because you don't want to be charged a few bucks for demo.

After glancing at roughly 50 of your posts, there were only 4 that didn't deal with gurus.  You bad mouthed every single program except Avery Carl's program, which you said was a quote "great program".  

So there is 1 good program out there and everyone else is trash.  I'm sure that's just a big coincidence...

 They don't settle with me because they don't know any better, they settle because the law is very clear about harassing people on the do not call list.  I've had numerous people try to yell at me or say they didn't call, or didn't call as many times as I claimed, or say they didn't know, or claim that's not how the law works, or claim they hired an outside marketing company and therefor can't be held liable for their actions.

 It's fairly easy to do, i've successfully sued a few telemarketers in small claims court.

I recently moved to a new state and am converting what was my primary residence into a rental.  I am set to close on a new primary residence however my underwriter is insisting that my debt to income level is too high because of the mortgage on the old primary home.  They refuse to acknowledge any potential rental income from the conversion of this former primary home unless I am able to provide them a signed lease agreement with a tenant already in place.  They will not accept an estimated monthly rent amount that was provided by my property management company.  The former primary needed some minor repairs such as carpet/fence repair and due to those repairs that home will likely not be rented by the time I am supposed to close on my new primary.

Is it true that Fannie Mae guidelines prohibit using projected rental income even if there is already a signed agreement with a property management company that shows a clear intent to rent that home? Not taking some sort of percentage of estimated future revenue doesn't make any sense. It would seem to me that just about anyone's DTI would be extremely high if they were calculating the debt as two mortgages and not having any rental income to offset that second mortgage until a signed lease is in place. Any help is greatly appreciated.

@Bob Prisco He's new, he should get an inspection, period.  When you've bought hundreds of properties you more or less know what your looking at, but he doesn't and there's nothing wrong with that.  We were all new once.  You press on and say that if he doesn't know what he is looking for, he should bring someone with him that does.....Which ironically is exactly why he wants an inspector.

Second, the statement about why would you spend 200k on a property with 2k rents sounds pretty lame when you run an out of state turnkey company.  We don't know what market he is in and what relative price ratios are.

Just buy the house yourself and rent it out.  If you haven't signed anything yet, then you aren't their agent yet and have no legal responsibilities.  You don't need to be an agent to buy directly from another person, just skip the agent part all together and have a lawyer draft up a contract.  

I'm not a lawyer, but if they said they would be out by the 12th, then that is what you should expect.  Nobody can predict the exact day the mail will be delivered.  So 30 days from an indeterminable date is much less concrete than "we will be gone by the 12th."  Were these people on a month to month lease?  Im not familiar with Oregon law, so obviously follow your state law, but many places allow you to charge rent until a new tenant can be placed if they break a lease early.  If this is the case for Oregon, I would charge rent all the way up to the 15th when the new tenant moves in.

Public records at the county or online should tell you who owns the property, then try skiptracing that individual.
