Cash deal "as is" Seller doesn't want me to get an inspection.

First time buyer here so this may seem silly. I'm trying to make a cash deal on a 200k 3 unit commercial zoned property. It is currently renting for 2.1k. I know for sure that the roof needs repair and the cellar needs work but I want to get a home inspection done before closing. Seller does not want to because he doesn't want to bother the tenants. He also wants to close asap (next Monday). What should I do?

Run away.

Any property, of all shapes and sizes, you should be able to have an inspection done.  If you were a seasoned investors and knew all the risks you might encounter, that is a gamble you might want to take.  Sounds like you are being led to the slaughter.
