You didn't mention what state you are in....some require attorney or title company to close;

Don't waste time thinking real estate agents or mortgage people will save you -
They will not.

Save yourself! 

Why?

Because they will not make any money by sending you a buyer.

Buyers with credit issues think that they are looking for a house -
you have to educate them that they are looking for "Financing."

Advertise your house online with Craigslist, Pennysaver, Zillow, Oodle,
(Google Free Online Advertising)

Seth Williams has 50 Online websites  that you can advertise FREE!

Offline community papers, shopper magazines, make flyers & put them in libraries,
barber shops, LAUNDRAMATS, anywhere with high traffic! 

10 Words - Nice 3 Bedroom. Owner WIll Finance. Bad Credit OK. 1-912-912-XXXX.

When they call, "Pre-qualify" them as fasr as their job, income, rental references, etc.
(I have them fill out an application). 

The "Secret" is to market enough so that you have multiple buyers to choose from-
and you are "desperate" and have to "SETTLE" for the only responder!
