Marco is a student of the "Old Master" Ron Legrand.

I saw him at an event years ago; I still use the joke that  
he told then:

"What's the difference between a struggling musician and
a large pepperoni pizza? A large pepperoni pizza can feed
a family of four!"

If you are looking for a "Magical clause" in Marco's contract
that will make stubborn sellers throw up there hands and
surrender and sign, you are going to be as disappointed as
you were when you learned about Santa, the Tooth Fairy,
and girls being faithful.

Trust me, I have both courses; you can find out everything
that Marco knows and learn it from the guy that taught him,
Ron LeGrand.

Your county court house; some keep a physical log book; some "On-line"; some court houses have both.

Start with the Clerk of Courts office.

It's called a "Lis pendens" list.

Luis ~ 

1. If there are foreclosure auctions in your area, attend them (therewere 110+ eager buyers at the last one that I attended)
    Get a business card from as many as you can. Put them in your database. Find out what they are looking for.

2. Google "Websites that I can advertise for FREE on". Print the list. Create you a 20-25 word ad. (Better with a photo)
    Ask for a phone number. Post it on these free websites. 

3. Fiverr.com - pay someone $5 to post 25-30 ads for you. 

4. Google "Listbroker" - Tell them you want a list of real estate investors in your state that own at least 3 (or 5) houses.
     You only need about 300-500 good investors that are adding to their portfolios steadily to make you a good living. 

There are buyers out there - just need to find motivated buyers before you worry about motivated sellers...otherwise, well, you know!

Alec York, my suggestion would be to find you a good list broker ( I use Mike Altman)
who can get you a list of investors who own 2, 3, 4, 5, 6, etc. properties in
the zip code that your deal is in. 

Targeted list -These folks are investors!

Mail them your deal - if it's a good deal- you will find a buyer
(without having to deal with the "daisychainers")

The FHA qualifications process to transfer from your parents at some date
in the future would depend on your credit score, time on job, debts, income,
etc....just like it is now.

Seller financing would work also (along with several other creative methods)
The "secret" Nathaniel, is finding the R-I-G-H-T- seller!

Nathaniel Smith -  Get someone (family member, relative, friend, etc)
to be the primary borrower; unfortunately FHA guidelines are not
designed for "Full time students".

Your plan to "house hack" a single family home is one that is used by a
lot of college students. My "Tip" would be to use the creative approach
that many broke investors starting out (many with bad credit) have to
utilize. 

There is more ways to get what you want than qualifying for a FHA loan -
as a matter of fact, if you worked at it, you could probably find what you
are looking for by the end of this semester!

Hi Karen F. - Try Fiverr.com - Search for "Post Classified Ads" or post looking to hire someone .

For $5 you can get your ad posted in 20-30 FREE online sites .

I always try to make sure:

(1) that they post strictly in the USA

(2) They send you an excel sheet showing where they created an ad & posted

(3) If you include an email address in your ad the renewal notice will come to you!

(4) Be sure to include a photo of the property with your phone number on it!

I've found it's a GREAT way to find 25 new, FREE, classified ad sites, have a account created,
and ad placed for $5. Works for me!
