@Luke Carl thanks for the info. I just wanted to know real life experience of others

@Lucas Carl  is your income pretty much just in the summer

I was wondering if the areas around national parks are a good place to have short term rentals . I am trying to look for a place that has a good occupancy rate. I know there is always  a particular season that is better than the rest. I want to have a decent occupancy rate throughout the year.

I want to buy a short term rental. I know there are no places with huge occupancy rate all year round. But is there any place or region with a good occupancy all year in the eastern states ( coastal states or states next to coastal states)

I want to buy a short term rental property. Can you estimate the monthly income. I can only find the highest and lowest occupancy rate. Since the occupancy rate changes monthly, I was wondering if you can get a monthly or seasonal occupancy rate number.

I went to airDNA. They claim Philadelphia has an overall occupancy rate of 77% and a monthly income of $2825.  I was wondering what real life Short Term Renters have experienced with their rentals. Also I was wondering why there is so much disparity between properties. According to airDNA some have an occupancy of 21% and another few streets away has 80%

I am thinking of buying my first property for short term rental. I want to buy in New Jersey, Eastern Pennsylvania, or New York state. First I thought of areas around NYC. I found out either they are too expensive or the towns are starting to ban short term rental. I then thought about the Poconos. Somebody in the bigger pockets forum said the occupancy rate is low. What area do you suggest  buying a first property. Thanks

I am planning on buying a single family house in the Poconos for short term rentals. I saw a company named JLA property management in the Poconos ( website: https://www.jlapm.com). Has anyone used this company in PA. If so what are your thoughts about this company. Thanks
