I didn't read through all of these responses, but people will always say don't do it. I say do it. 

We gave our tenants a small gift basket with some glasses and a few other cheap goodies, along with a complete list of our top "must visit" restaurants in the area. 

They loved it. They didn't take advantage of us being nice, the appreciated it and know that we care about them. Of course, if you do a poor job at screening for tenants, this gift could backfire as they think they have the upper hand, but that is unlikely to happen. 

Go with your gut, the most important thing is to let them know you care, but not there to wait hand and foot on them. If something is broken, fix it immediately. If they have some crazy requests for things, don't be afraid to say no. What's the worst that could happen? They move out?

Sorry - autocorrect. This is actually at the "non hill" end of the house is what I meant to say. So this water is coming in where the grade is lowest.

This I should actually at the "non hill" side, so the bottom. 

The price does not include any exterior work to prevent water from coming in. He did mention the pump would probably never turn on, but it would control the water from leaking into the basement.

Thanks, @Adam Abdel-Hafez I will take a closer look at the gutters and make sure they are draining properly before I have any work done to the basement.

@Adam Abdel-Hafez yes, I have gutters and they are installed properly. That's one thing the contractor looked at and said that it was good that it was all set up and draining away from the home.

There is a corner of my house that is leaking in some water (see picture)

I had a company come take a look and they want to charge ~$2,700 to install a sump pump and about 15 feet of french drain. 

My question to you is, does this sound reasonable for the amount of water already coming in? Or, should I simply try and re-point the foundation myself (in that corner area) and see if that solves the problem first?

Any insight would be helpful! Thanks!

A while back when I was filling a vacancy, a young kid and his girlfriend came to look at the apartment. He literally just turned 18 and said he was a fisherman. His girlfriend was 16 and did not work. He said he is always out fishing so it would be mainly be his girlfriend there alone while he is out. Say he made ~$5,000 week and could pay whatever I need up front on the spot to get the apartment. They even brought her mom with them to check out the place...

Needless to say, this situation was not going to work. Luckily someone a lot more qualified came along and we rented to them.
