You can't get blood out of stone. From the looks of it, you won't be getting any money from this person. They also won't be sent to jail as this is not criminal. They will have a judgement that they will have to pay, but the chances of you getting anything are slim.

@Melissa Dobson He is referring to starting small and building off itself into something bigger and bigger. Imagine a small snowball and you push it down a hill, it will keep getting more and more snow on it, turning into a massive snowball! That is how most investments work. It takes time and you need to build off what you have, usually starting off small. 

I bought my first house at the age of 25, with just enough money to get started. Word hard, build up some money for a down payment and then work off that! No need to go huge right up front. Buy a small two family, or single family and begin there. You don't need to get rich in a day to be successful in REI.

@Shari Posey It is free from both ends. Tenant does not have to pay anything to send rent and the landlord does not have to pay anything to collect. The only fee a landlord would pay is the $2.99 fee to speed up the process time. In my eyes, it's not worth it. I have everything paid a month ahead, so having the tenant pay on the 1st and have it not arrive until the 5th is fine for me.

Okay, here is a question....

Do you guys set a date to swing by the apartment and give the gift? Or do you just randomly stop by?

I think setting up a time would be better, but I don't want to say "Hey I have a little something for you" and then make them feel obligated to return the gesture. I'm doing this to say thank you, not because I want something in return...

thoughts?

That seems very high. I used to do snow removal in MA and would probably charge you $30-40 to do that job each time. Am I seeing this right that there is no plowing, just the walkways and 3 steps?

This is my Christmas as a landlord, so I am debating on what I should give my tenants. 

In my opinion, it's about (hopefully) building a long term relationship with some great tenants. I love the idea of giving a gift card to a local restaurant. This entices your tenants to get to know the area and again hopefully like it even more (in turn staying longer!)

I would also include maybe a bottle of wine or favorite liquor/beer they are into.

I originally thought of a rent deduction, but that is not tangible and in my eyes a $100 rent reduction will not do as much as a $50 gift card to a restaurant.

@Account Closed that area is hit or miss. It really comes down to the street it's on. There are a lot of sketchy areas over there, but also a few good pockets of really nice areas. Private message me the street and I can give you more information.

In terms of flood insurance, I believe if you are above water level, then none is needed. (I.e if you are closer to Brock Ave than the water, you may be in luck as that's the higher point. (Sloping streets down both ways towards the water)

I agree with @Patrick Liska. Sure you could make more money in theory, but the people you will attract in a 50k house compared to the 300k house will be drastically different.

Of course, that doesn't mean much if you are into slumlording, which many actually make a ton of money off (a few big ones in New Bedford)

@Deanna McCormick Thanks for the tips! I would much rather take that approach, I just absolutely hate critters like that. 

I don't have any trees hanging over house, no outside dumpster or anything (just town issues plastic bins kept as far away from the house as I can already), but there may be some exterior holes where they may be coming in? I will have to check and see. 

I know basement and 1st floor have absolutely no visible sign of anything. 2nd floor as mentioned above had some signs when I bought house and renovated, but we cleaned it up and sealed as many holes as we could. 

It wasn't until I went in the attic and ruffled around insulation that the mouse appeared. Just hoping there isn't a family living up there. Attic seems to be the access point since only 2nd floor has seen one, but still not 100% sure. That's why I kind of what to call in the professionals. Although $50 sounds a lot better than $275.....
