How do investors at foreclosure auctions show up with a certified check for the exact amount bid? How do you know what the winning number will be and present a check for that exact amount?

Hello! I live in Knoxville and am searching to invest in a foreclosure. The foreclosures are posted on https://www.tnpublicnotice.com/, but it is time consuming to scrub through all of the foreclosure postings for the address auction date, and then begin my own diligence (zillow, tax records, etc.). Any suggestions on how to streamline this process?

Any advice on resources to find foreclosure sales? I've looked at auction.com, but in my experience in other states, some foreclosure can only be found on a law firm's website.

Hi--I am trying to do a mailing campaign to purchase a home for my family (primary residence, not an investment property). I would like to filter the list by zip code and price (if possible).  Any thoughts on where to start? Thanks!!

Thank you all for the helpful insight! I’ve spoken with the city zoning dept and they would like to get this land put to use, but have not made any promises or suggestions regarding converting to residential. Definitely will plan on running this to ground. 

The property is 18 acres-surrounded completely by residential property, but mostly on septic. We would have to go several blocks away to get city sewer.  The area across the train tracks from the 18 acres is a large industrial track. 

The water main is a 2 inch pipe which I’ve been told limits the amount of homes you could put there without again running lines from several streets away. Does that sound right?Might need to walk away from this deal but trying to get creative given the low price.

I have an opportunity to buy property zoned light industrial. The last sale occurred in 2004 for $310k. The current option to buy is 35k (for delinquent taxes).

Issues-there is a petroleum gasoline easement running through the property. They will allow a road to be built over the line, but that’s it. There are no sewer lines to the property, and it is going to be somewhat difficult to get water to the property.

The property is located next to railroad tracks and across the tracks from a large industrial facility. 

My thoughts on the property: rezone for manufactured housing park, or turn into an equipment storage yard. Any thoughts or comments would be appreciated on potential uses.   

Thanks for that link @Kevin Romines. Any thoughts on how to make this deal work at a higher interest rate? High loan origination fee? It is such a small loan, I'm trying to make it worth the time to invest. I believe I could do 2-3 of these a month if I can do it for an interest rate above 15%.

I have an opportunity to provide a loan around 12k with an interest rate of 30%. The borrower has about 200k equity in his home. He has bad credit, and outstanding debts that he needs to pay (hints the loan for 12k). Any advice on how to proceed would be helpful. Thanks

New investor here. Any advice on how to vet/sort through the thousands of properties on Jefferson County's delinquent tax sale list? @Denise Evans

Does anyone know how to convert the parcel ID or legal description into a physical address? I'm trying to vet the properties for auction. Thanks!!
