Be patent and keep saving. Do not get in a hurry, there are so many hidden costs associated with investing in real state.   Not sure why it would be your "one shot."  As interest rates rise cash will become king. Hope that makes sense.

I believe investors make the money going into the deal. I use the 25% rule.  For example, a  property that is appraised at say 100k I will offer 75k. Be sure to buy right, and you will be fine. On the other hand if the (your) numbers are right go for it.  I never pay asking price and have missed  on more deals than I can count, but at the same time the ones I did get allowed me to get a very good nights sleep. I was hoping some one could recommend a good book about Real Estate Brokers? Im interested in learning more about the Broker part of the business.  I sincerely appreciate any suggestions form the Bigger Pockets team.

A lot of foreign investors will flee the US. The value of overpriced condos in Miami, Boston, Seattle, and other foreign investment destinations, will tank. The dollar will tank. There may be some areas that will suffer less than others -- the suburbs, rural areas, major employment centers with comparatively sane real estate costs (Austin, research triangle, Salt Lake City, Denver). But make no mistake: we're in for a rough ride. 

 So far im making  gains in the stock market. Im a buyer of investments, not fear. The market is up, and so is real estate. No worries here. Gild is surging, Aria is surging, and I expect my heath care premiums to decline.

Buy right and you shouldn't have anything to worry about.  I use the 25% back of book purchase formula.  For example, a 100k property purchesed for 75k or 200k for 150k. I realize this deal is very difficult to find, however they're out there.  This is what works for me.
