Ask a real estate broker and they might tell you now is a great time to buy, but (most) they're not buying.

Ask an investor and they might tell you to proceed with caution, many lost money in 08 crash.

Ask me and I would say no one knows what the future holds as it hasn't happened, yet.

If things seem too expensive its probably because they are, buyer be ware. What's the harm in waiting another year?

Looks as if the CDC and possibly states have been breaking the law. A win for the investor, hope to see more of these.

I would suggest you and your parents sell the property. This problem is only going to get worse, just look back at the trends since March of 2020. Does anyone honestly think things are going back to normal anytime soon?  Might read the article I posted in a different thread as to the new laws proposed to help keep people in their homes, its an eye opener as to what is coming. It could be said that the new administration is anti landlord.

It will be interesting to see if this actually happens. Times are changing. What are your thoughts? I cant help but feel that real estate investors are about to get axed. 
It would enable renters to stay in their leases without catching up on months of back rent.

Good thinking. Im looking to do the same. I was working with several real estate agents(was looking for investment properties) and kept hearing about how they found and bought properties around 100+k off market rate, most were cash only sales. I have seen many of these properties back on market for huge profits.  Most all brokers in my area will either buy the properties at a very significant discount or list it for maximum commission profit.  Most if not all good deals never make it to the investors of which aren't licensed,  At least that has been my experience.  There are NO deals(in this market) unless you find them on your own.  Best of luck

Could be the new norm for Oregon. Might stay away from west coast states. 100 mil wont come close to the real number of rent loss. I have several friends that are out 16k to 43k at this time with no end is sight. Portland just passed a new law if the rent is raised for any amount and the tenant moves because of it, the landlord must pay relocation fees.

 Current supply and demand problem stems from too much regulation at the state level. Builders are facing huge costs in material, labor, permits, and hold over expenses.This has contributed to the high price on new homes and helped drive up the price of existing homes. This has also contributed to Less people wanting to be home builders. If the state wanted to do something about affordable housing or housing in general they would put all that tax money they take for study's and use it to reduce or eliminate building cost regulation. Bottom line, we need more affordable housing and the states need to incentivize that with out taxing the hell out of the people.

 Oregon policy, cant build there, there might be a spotted frog or that tree is 200 years old, so please use 1/4 of your development ground for a green space, after that we will give you your overpriced SDC's. 

My Brother builds small subdivisions in Aloha Oregon. I asked him why he dosnt build a 3/2/1500 square foot ranch. He said the county wont let me, zoning conflicts, so he builds 500k to 700k homes. Its more money for the county.
