I am looking for properties that meet the following criteria in the following areas: Fairfax, VA, Woodbridge, VA,

Vienna, VA:

1. The properties are  in poor conditions but in good neighborhoods (all brick and no sidings preferred)

2. The properties have been on the market for more than 90 days in these same good neighborhoods 

3. Properties are no longer listed because they didn't sell

I am a real estate investor looking to get into a lease with an option to buy in Fairfax, virginia or surrounding areas sooner than later. I am not familiar with the Fairfax market. Any thoughts?

Are real estate auction sites such as Realtybid.com a good/reliable place to start buying investment properties?

What are the pros and cons of buying real estate on auction sites, if any?

Thank you for you quick reply, Bill. 

I want to treat my Real Estate Investing as a business and at the same time protect myself
(my personal assets etc...) by treating this business as a separate entity in case of a lawsuit.
Which one would you recommend between a C Corp, S Corp or LLC? What steps do I need to take
to incorporate it in Utah?
