Chris,

To answer your question, I am looking for a lender with better lending requirements than hard money lenders. I don't mind being charged upfront points or fees as long as they are reasonable. I prefer to deal with local lenders in the DMV area (DC, Maryland and Virginia).

I am flipping houses and at the same time buying and holding some of them as rentals.

The cash flow is amazing and I have a lot of equity to deal with. The private lender needs to meet the following criteria:

1. Fairly loose lending requirements (no Points and no Fees)

2. The lender will fund the purchase price and repair costs up front

3. The lender will help me fund future rental properties

I am currently working to find properties in poor condition but in good neighborhoods here in Fairfax county, VA. These are properties that have been on the market for more than 90 days in these same good neighborhoods or properties that are no longer listed because they didn't sell. The reason why I am interested in investment properties that are not moving very fast with high days on the market is because I have a chance of getting my offer accepted especially if I am offering cash. This is why I want to work with a hardmoney lender with a good reputation.

Can you please answer the following questions for me?

1.Do you lend money to Real Estate Investors in the Virginia, Maryland and DC market?

2. What other states to fund deals?

3. Would you be willing to offer a couple of names of Real Estate Investors whom you have worked with before in this market?

4.What’s your interest rate?

5.What's your Up Front Points?

6.What's your LTV?

7.What can you guys do for me when I submit an offer and a letter from the lender is required since I will be offering cash?

8. How fast can you issue me a letter?

9. What do you need from me to be able to work with me?
