Looking for a Private Money Lender in Fairfax and DMV market

I am flipping houses and at the same time buying and holding some of them as rentals.

The cash flow is amazing and I have a lot of equity to deal with. The private lender needs to meet the following criteria:

1. Fairly loose lending requirements (no Points and no Fees)

2. The lender will fund the purchase price and repair costs up front

3. The lender will help me fund future rental properties

So I understand this, you want a lender who will fund 100% of all costs (acquisition and renovation) AND not charge any upfront points or fees.
