Warren, as I think you know from our past discussions, I live in Louisville but invest mostly in southern Indiana for my longterm buy-and-hold. Not because KY is "tenant friendly" or whatever, but because I just find it easier to find good deals over there. Having said that, there are plenty of deals and money to be made in Louisville. It is just a LOT more competitive. But especially from a multifamily standpoint there are far more opportunities.

Frank Miller, former KREIA president, is starting a wholesaling training group starting next month I believe. Look him up if you are looking for a mentor.

Otherwise, there are all kinds of strategies out there for finding a buyers list. But truly the most important thing is to figure out how to generate a steady flow of motivated seller leads, and then convert them into GREAT deals. If you can find great deals, finding cash buyers is EASY. They come out of the woodwork.

Great thread @Account Closed. It's a good idea to remind ourselves why we do what we do. Mine is generic, but very true: FINANCIAL FREEDOM. I have a young family and a J-O-B and I want to be able to eventually do what I want to do, when I want to do it with my family so we can enjoy as much of our time together on this Earth as we can.

My advice would be to get the land under contract and partner up with another investor that has experience that can guide you through the process. I'm going through a similar situation in southern Indiana. I have the land and the idea, now I'm just searching for the right people to help me through it since this is my first development deal. Better to lose some equity but learn a lot than try and do it yourself and lose it all!

This seems like a dumb question, but do you guys rely on your tenants to replace your furnace air filters? Or do you do it periodically or have an employee do it? Has anyone tried these air filter subscription services? Looking for ideas.
