Single-family residence buy & hold investment in Jeffersonville.

Purchase price: $45,000
Cash invested: $15,000

First investment property was a Foreclosure that had been vacant for 2.5 years and was in bad shape. We were able to get it fixed up and used the BRRRRR Strategy to get our investment back out and rolled that on to the next property.

Just wanted to throw in my endorsement as well for KREIA. For a mid-size market like Louisville, the amount of experienced, knowledgeable, and openly HELPFUL investors within this organization is astounding. KREIA (and BP, of course) has been enormously beneficial to me and my real estate business and I would encourage anyone in our market to join this organization and get involved ASAP.

Good news is, you're already on the right track here at Bigger Pockets. Tons of amazingly useful information you can take action on to get started. For me, getting involved in the Kentucky Real Estate Investors Association has been very valuable for education and networking, and has opened up tons of doors. Check out KREIA.com

It sounds like you have a very reasonable "walk before you run" approach to this, which is smart. As a wholesaler myself, I would recommend starting out by Driving For Dollars to find your first deal. It is the cheapest route to go and once you wholesale your first deal, you can roll those funds into a marketing campaign like bandit signs or direct mail. 

As far as rentals go, I did very well in my first year with limited funds for down payment by using the BRRRR strategy.

Finally, I'd recommend you shoot a message to @Robert Bergeron - he is a well connected, investor-friendly Realtor here in Louisville. He sends out the best MLS deals every week to his clients, so ask him to add you to that list for sure!

Love working with River City Bank. Park Community has a slightly better rate but are a little bit stricter on their operations when doing a construction loan,whereas RC is very lax and easy to deal with. PM for more info if you’d like!!

Hey Bo, it's really not necessary or worthwhile to get your RE license in my opinion. Especially if you plan on investing in different states. @Robert Bergeron is an investor friendly Realtor here in Louisville. His team helps me out with investment property in Kentucky and Indiana. A good Realtor that understands REI principals and knows where the bones are buried as far as where to find good deals and cash buyers in a local market is well worth their weight in gold.
