We purchased this home in July and spared no expense in order to get TOP dollar. Everything from the curb appeal to the stunning kitchens and baths turned out great! So great, in fact, that it sold within 3 hours after we put it on the market. @Katie Noe really showed out on this one displaying her impeccable design skills. This will be one to remember.

What made you interested in investing in this type of deal?

It was located in our farm area of East Louisville off Brownsboro Rd. in a great neighborhood. This one was a no brainer for us.

How did you find this deal and how did you negotiate it?

A fellow flipper/agent that I am friends with had too many projects going on at the time and had great margin on this home so he decided to sell it. We were his first and only call, thankfully, because he knew we loved the area and could handle such a big project.

How did you finance this deal?

We used a hard money lender.

How did you add value to the deal?

1. Curb Appeal - added stone paver walkway and custom wood railing. Eliminated bushes covering up the porch.
2. Eliminated wall and built-in shelves surrounding the fireplace; eliminated the wall between the kitchen and dining room; installed brand new, high-end kitchen cabinets and quartz countertops and added an island
3. Expanded the master bedroom closet and expanded the master bathroom to include a walk-in shower
4. Completely remodeled both bathrooms
5. Finished the basement

What was the outcome?

It took 5 months to complete due to some delays caused by contractors not hitting deadlines, but it turned out BEAUTIFUL and sold within 3 hours of listing it for full price.
