@Jun Ku, welcome! Chicago investor and agent here. There are lots of great resources here and people who are happy to answer questions.

@Sonny H. If you have a theoretical building with three 2-BR units renting for 1000 each ($3000 total, and we're not even counting other income from the garage or coin laundry), that's $300k. Do those exist? Sure.

@Sonny H. You certainly can get 3- or 4-flats that don't need a lot work, for less than you're thinking. If you want some ideas, message me.

It's all about picking the right areas of the north side. Where are you looking? I agree with you in many ways - when I was doing a recent search, the hotter areas were difficult, because the numbers just didn't work out.

Welcome to BP, @Jeremy Margaritondo. I'm a beer nerd as well. My company deals with a lot of multifamily properties in Chicago, and I own a 4-flat there as well. As others have said, your list or desires might be a bit optimistic, but if you'd like to chat, drop me a line.

One of my more dependable tenants is an older, retired woman living in one of my studio apartments. It's not just crazy kids who look at the small ones.

@Chris Shuptar - it sounds like you've rented this property yourself in the past? (And correct me if I'm reading into things here.) So I think you must understand the main issue - getting a property rented takes an investment of time. It's the time spent showing it, driving to and from showings, answering calls and emails about the property, and screening potential tenants. If you're too busy to do it, I don't see how you have much choice aside from hiring a licensed party to handle it.
