Can't beat this location! Close to the University of Chicago campus, University Park is popular with students. The complex is over 50% rentals. @Juan Mendoza you can obtain a Broker's license at age 18 if you have 4 semesters of college credit emphasizing real estate at an IDFPR-approved school (in addition to completing the usual requirements).

If you don't mind dealing with possibly shady people, Craigslist. There are plenty of people (at least in my area) who have good furniture that they simply want to get rid of.

This absolutely sucks, I'm sorry to hear about it, and sadly it seems to be increasingly common. Here's the warning on the wire transfer instructions from the last deal I did: "***DUE TO THE POSSIBILITY OF FRAUDULENT INTERCEPTION OF ELECTRONIC COMMUNICATION, WE RECOMMEND YOU VERBALLY VERIFY WIRE INSTRUCTIONS WITH OUR OFFICE BEFORE INITIATING WIRED FUNDS." All caps are theirs, and for good reason.

@Dea Boskovich I ended up with a property in Dunning (pure investment, I'm not living there). I was actually under contract on a property in Hermosa but the deal fell apart for various reasons. Shoot me a message if you'd like more detailed info.

And I misread your initial post about what you were actually up to here, sorry about that!

Hi @Dea Boskovich,

I'd like to echo what @Jeff Burdick said. Some neighborhoods in the city vary block to block. I was looking in Hermosa (and other areas) for myself this year and experienced it firsthand. For 200-225, though, it's going to be a challenge to find a 3- or 4-flat that either 1) doesn't require significant work, or 2) is in a great area.

Hi Kevin, where's your property located, out of curiosity? I love Chicago and I'm an investor here as well. I wish I had done something like that at your age. Make no small plans, and all. It sounds like you're well on your way.

Quickbooks. I know it's not RE-focused right out of the box, and that can be a deal killer for some people. However, there are tutorials out there that can assist you in setting it up. I also had previous experience with it before my RE days, so it was a natural fit for me.
