A great question @Donovan Keim, I'd like to know peoples thoughts on this as well. I haven't started yet but would like to within 3 years. The Columbus market seems really good for sellers, not sure about the rental side of things. Flipping seems to be the rage here from what I can tell. I'm sure others have way more insight.

At present, I'm only interested in duplexes that I could house hack(Wife &I live on one side) on the east side which is closest to both our jobs and in area that the wife is comfortable living in. We might be able to do a higher price point for a duplex in a the right area.

@Kim Younkin I have set up a good search yet with the realtors we're working with yet. We just started looking for a personal home (condo's/SFH) and they have been sending specific listings here and there based on a just a few criteria. I need to have them set up a separate search for multi's like this I guess. Again the realtor who does have a few rentals herself seemed to push the idea that there were none worth going after in our price range(roughly $130k & under) . She mentioned the few good ones being over $200k and most being held on because of the obvious sound income.

  @Robert Ellis  We're looking at almost the whole east side of suburban Columbus from Blacklick up to Westerville. My wife has to feel comfortable living there, I try to keep Reynoldsburg on the shelf but she gets down on that area a bit. I have the feeling any duplexes in Gahanna/Blacklick or Westerville are going to be pretty high. 

How do you find direct mail listings?

Hello, everyone. Question, are most of the duplexes, triplexes and quads in Columbus area in less than desirable areas? I've been hoping to find a duplex in an eastern suburb area that my wife would be okay with living in, to house hack our way into home ownership and investing but not seeing anything in decent areas at all. I was told by a real estate agent that most of the good ones are held on to. 

I will try to attend this as well.

This is a coming trend and will be normal soon, the construction of the inside of the containers is manageable.  The issues you will be faced with are having the proper engineering and having your container inspected during the build process just as you would with normal construction even if it is not at its final destination.  I would just make sure you check with local zoning and building departments and make sure they are on board with what you are attempting.  For the build process, it is a totally different animal with a single container versus a multiple container build.  We have built out a single 40' container, but are getting ready to do our first mulitiple container build and there are a lot more moving parts to the process.  We have gotten the ok from zoning and building department as well as found banks willing to finance a finished container home.  It is not an easy process to get it all lined up, but if you are willing to put in some leg work you can make it happen.  Good luck.

 Wow, that's awesome. Yeah, I kind of agree. More and more millennials are becoming minimalists and there may be a market for those who wish for smaller and simpler living. Are you posting your progress anywhere like a blog Kyle? I'd love to follow.

For financing, I'd suggest finding a rural lot, with appropriate zoning laws, and owner financing; maybe on an all inclusive trust deed (AITD). There should be plenty people willing to sell their vacant land, since most likely they bought it as an investment hoping to make a lot of money only to find out that it's hardly worth what they paid for it several years ago.

Another way to find vacant land is tax auctions. People who bought vacant land, and gave up on it and stopped even paying the tax. The county sells it at auction, starting price is the back taxes owed.

 Interesting, thanks for the info. I see what you're saying about the zoning boards. There's a good chance it wouldn't get approved but it never hurts to ask. Question, what's the best way to find tax auctions?

The idea would be to find a lot or lots to build on and rent the units out , maybe even house hack. My wife brought up this idea to me the other day and it intrigued me since I've been interested in container homes for a while now and being a metal worker/welder I have the ability to do cutting and welding on the units.  Has anyone here ever tried this? What financing would be available for something like this? Would zoning be an issue? Thanks!

My wife found a FB free event in our local Columbus area. We went and they pushed the "reduced price" 3 day course which we signed up for.   Since then I stumbled upon  Bigger Pockets which appears to be a great resource. I think we are still going , pick up whatever we can get from the event and scram. No 25k coaching from for us even if they offer it. That's ridiculous.  Seems to be a lot of good info here on BP. Wish I had found this place sooner.
