I sympathize with ya Jess. Same thing happend to wife and I. In early 2021 we were forced to start looking after our condo neighbors started smoking pot and the smell drifting into out condo. We're now in a psuedo foever home in a nice neighborhood and school district.  Our options are at tad limited but I guess where there is a will there is a way. Yes Slaiman is right , plenty of articles here and podcasts/books to get you some ideas , then find a investor friendly realtor and a lender and find out what your options are.

Hey everyone. Got a question that I didn't know where else to put so here it is.  I'm considering getting home inspection training. I found out about this career path after researching real estate investing over the past several years and figured it is a good way to learn about real estate in general before attempting to invest.   Anyway, I'm looking for reviews or recommendations for home inspector training and business societies. There are several the big one I see is the ASHI school(American Society of Home Inspectors) and InterNACHI  (International Association of Certified Home Inspectors).  Since RE agents deal with and hire home inspectors I figured I might get some ideas on who might be the best option if there is one. Thanks!

Very nice house man. Just thought if no one has mentioned this or not but the fact it's on slab ie, no basement could be possibly be holding back some buyers perhaps. It is after all in tornado alley is it not?

 Only 1075? Yeah, that's not good enough for house hacking IMO for 250k. I've been waiting for my realtors search to come up with anything in that price range and so far nothing. I just asked to have everything sent to me instead of regional east side search.

Gotta question for investors in this area. What are the rents in the area between Rte 3 and Spring St.?  Looked at an 2br/2bath attached house with good sized fenced yard on Huber Village Blvd that our realtor said could rent out for $1300 mo. I think that's rather high and unreasonable but I'm not from this area originally so what do I know. It just a gut feeling. Thanks!

I'm not trying to be a jerk. But what will the next thing be that'll stop you? Just go do it man. I just bought a personal property (duplex) with a $950 a month mortgage payment and the other side rents for $1,500 a month. Yes, that's right. This guy is paying my mortgage PLUS an extra $550 a month. 

Move forward and look harder. They're out there. 

Yeah, I've thought of that. I've just been on the Dave Ramsey debt snowball kick ever since going to a Financial Peace class. Honestly for the time being the best way for me as I see it to get started would be finding the duplex in a good area as that is non-negotiable from the wife. Can not be sketchy at all. Your setup sounds pretty ideal, is your duplex actually in Hillard? If we can't find that unicorn duplex, we're probably looking at trying to find a condo or a small SFH that would make a decent rental in the future.

 I would like to start soon but my thinking is to pay down a greater portion of my trucks loan ($8k left) before throwing down serious money at investing outside of a cash flowing duplex for the wife and I in a good area. Finding those appears to be like finding bigfoot at the moment.
