FYI, a person can have multiple businesses (LLC) and apply for stated income business lines of credit that do not appear on your personal credit.

This is a great strategy used by investors in buying multiple properties.

Thanks for the info.

I am putting together my first commercial deal and it involves 5,000+s.f. and one of my options is to use it for storage. The weblinks you provided are a wealth of information for me.

Any experience in storage of semi-trailers? There is 2 acres on a state route that I'm researching the codes, rental income, etc.

Local sheriff sale websites post sale prices.
Local newspapers post area sales in central Ohio.
Some auditor websites have comparable sales data.
Check with local real estate investing clubs.
Perhaps local investors will share their information on recent deals.
Ohio has alot of reo opportunities.
I have found good deals for 20 to 40 cents on the ARV dollar.

Or, take a real estate attorney to lunch and "pick his brain!"

Bigger Pockets has a list of resources for national, regional and local bank REO listings on its website link: Foreclosure Resources, Where to Find Foreclosures, Bank REO Listings, Pre-Foreclosures, etc.

Banks buy foreclosed properties at sheriff sales so, check the county sheriff's website, courthouse listings and local newspapers to see what sold and who bought it. Also, the county auditor's website lists comparable sales information.

Search engines can link you to different bank sites. Another good link for a list of REO databases: mortgagenewsdaily.com

Greetings Larry!

I am in the central Ohio area. The Ohio market is great for the investment buyer. Ohio and Michigan are in the top number of foreclosed properties available. I know of a vast amount of bank owned and auctioned properties if you are interested.

I have rented property in one day's time by listing on free websites such as rentlinx.com, forrentbyowner.com and backpage.com.

Since you have one bedroom apartments, have you considered making it a senior citizen building? There are tax abatements available in the larger cities for the investment of a senior community.

Are you looking for investment property and what is your exit strategy?
If you do not want to use all of your own cash, you can do a joint venture but will need to give consideration such as a percentage of the net proceeds to your partner upon sale of the property.

I have used joint ventures to buy auctioned reo properties. It is a good instrument to use for certain types of investments.

Research your options and always consult your tax attorney/accountant.
