Hi Lynne,

Welcome to BP forums.

I have another colleague who specializes in bulk REO properties in the Indianapolis area. Also, in Dayton and Cincinnati, OH. I am located in the central Ohio area.

Let me know if I can be of service.

Hi Joshua,
Good question for a debate.
With the new age of digital and all of its capabilities, a new precedence in law on public domain and privacy issues will eventually be addressed. Do the pros outweigh the cons? Each to his own decision. Professionally, I embrace the pros; however, on a personal note, I am a private person who views that the cons issue is borderline.

Edwin,

Education is always good in whatever avenue you take in life. You can take the classes for yourself and your own agenda. If you want to experience real estate deals without using your own money, then being an agent is a good option for experience in sales.

Property management will give you experience on the management level but not necessarily on the investor side of it.

Since you already bought your home "pretty much with cash" then it looks like that was your first real estate purchase as an investor. A mentor or partner can help with the experience level of investing.

Investors build a team such as agents, managers, contractors, financial bankers, and such to use the education, skills and resources of other professionals.

Real estate investment is a process and there are many options. Read, research, learn and take action on an informed decision.

Greetings Erika!

BP forums has alot of valuable info for you.

You posted you are interested in multi-units.

I am in Ohio and have been working on deals on multi-units in OH and IN.

What states are you interested in?

Ohio and Michigan have a high rate of foreclosures and bank owned properties.
I also do reo online auctions.

As you mentioned, it is always good advice to have a mentor with experience in the area you are interested in pursuing.

The time frame on a commercial loan for a multi-unit takes longer to close than on a residential; generally, 5 - 7 months...
depending on the workload of everyone involved in the transaction, such as EPA inspections, appraisals and financial documents.

You may want to consider a mentor who is experienced in commercial multi-units or even a partner who can share knowledge and experience to close the deal.

Good luck.

Buy out our debts to the banks?
We could become our own bank...
through infinite banking.

It's food for thought.

Jon,

Oh, the web we weave on the economic road upward that also trickles downward!
I guess you fall as far as you climb.

Now is the time for foresight for investors to avoid the pitfalls of hindsight such as the banks and insurance guys are experiencing today.

Dan,

For informational purposes only:

The husband would sign the wife's name on the signature line. Then he would sign his own name below that including the phrase, "by POA dated September 18, 2008, (or whatever date is appropriate).

Dan,

Since state laws govern real estate transactions and they have to be in writing, check your states revised codes or ask your attorney. It has been my experience, that in Ohio a power of attorney for real estate transactions has to be recorded with the county prior to any transactions.
