@Rhett Tullis  That's exactly my question right now... we wouldn't be evicting for non-payment, so in theory, the moratorium wouldn't apply.  But at the end of the day, it's up to the judge and their interpretation.  Let us know how yours turn out!

Have not worked with Goldman, will check him out.

@Will Fraser My PM has an eviction lawyer, so I'll talk with her and see what she has to say.  We've used her to file evictions in the past, but obviously things are weird right now.  Like you, we're about to serve Notices of Non-Renewal.  Problem is both of these tenants are also on housing, which will undoubtedly only make it even harder to get them out.  Everything with housing has slowed to a crawl as well, so it's unlikely they'll get their updated voucher, find a new place, and get inspections done within a reasonable timeframe.

Realizing there's a ban on evictions through the end of the year for certain scenarios, anybody having luck doing evictions right now?  Who's your go-to lawyer?  Have two problematic tenants that I'd like to get out after we don't renew their lease at the end of Oct, and I'm fully expecting they'll just try squatting.  Want to see what our options are while not opening ourselves to the wrath of public opinion and lawsuits.

It's that time... have an old unit that needs to be taken out to pasture.  Would appreciate any recommendations for HVAC installers.

@Alyssa Dyer  Got it, thanks.  Likely check in with Vera then, as I don't think an insurance claim would be worth it.

Any strong opinions on 3-tab vs architectural shingles?  Cost difference seems to be ~$500 based on quotes I've gotten, and architectural are rated for higher wind speeds (obviously when installed properly).

I have two Sec 8 properties in Del City... they were a pain in the @$$ to fill in the past, due to the extra set of inspections the city would require--and they would nitpick like you would not believe.  Not looking forward to dealing with them again at turnover, but hopefully what @Rhett Tullis said is true.

Also have two Sec 8 in Midwest City, no extra hoops there.  Just be mindful of the fact that Sec 8 has been struggling to do inspections during COVID, and yet they weren't letting anybody skip that step either (with perhaps a few exceptions).  The steady income from gov't has been nice, but many Sec 8 tenants are also retail or service industry and have been laid off, so are struggling without additional gov't subsidy.

While I'm sure some local investors have a more direct line to sellers and can dig up some BRRRRs, I'll have to echo @Brandon Baker.  OKC's become a bit saturated and not seeing deals that really work for BRRRRing most/all of the capital back out while also cash-flowing well.  Or if you can find those, they're not B neighborhoods... possibly not even C.
